Cameron j it rom information Caeli Iii the free press during the later Winter months it became evident that a demand for farm lauds in l the Western Proy incas was becoming so Manifest As to be worthy of some inquiry As to the proportions the movement had reached. As a result inquiries were instituted among institution s who might have special knowledge of the situation the country correspondents of the free press were asked to Supply information secured on the ground and in addition the cooperation was secured of the Field staff of the land settlement Branch of the department of immigration who were asked to Supply any information which had come their Way. The results Are presented herewith and the review is a striking and Welcome commentary on the manner which business and development generally Are once More on the upward turn in the West. There Are several interesting features about the information considered As a whole. Undoubtedly the principal one is the fact that the sales of land Are not confined to any one District in any one province. North and South East and West f Amis Are being acquired the inevitable result of which will be increased acreage under cultivation and greater production in the country. It will be found As was to be expected that the bulk of the Laud Selling has been improved farms. This is quite natural. There will be no great demand for wild land until the Supply of adequate improved properties absorbed. Evidence tends to show that a proportion of these sales Are by Farmers who Are reducing their holdings others Are to Farmers who Are picking up the adjoining Quarter or so and frequently for sons growing up in the family. It is of distinct interest to note that already at this Early time in the year sales Are being made to new Comers from across he line showing that the work done during the past fall and water by the two railways and the Dominion government agencies is already bearing fruit. Of still More interest is the tact that apparently very few of the sales have been made by Farmers who Are leading the country or in the words of the propagandists being forced off the land. J there will be seen All through the reports the fact that the farms sold have on the whole been at a fair average Price. There seem to have been few transactions at what May be termed forced Sale prices. It is however to be hoped that the extent of the transactions which have been taking place will not Nave the result of starting anything like a Boom in farm lands. The steady absorption ii of the available Supply of Good improved farms must have a slightly stiffening effect on the Price of the remaining suitable places and so in time its reaction on unimproved land. To one however wants to see in values till the Natal situation is such that a general All round increase in values is warranted., the result of the inquiries by the free press can Only tend to confirm the belief that Western Canada As a whole has markedly taken the turn for the better. That Confidence in farming is once More in evidence. The transactions recorded Here Are probably Only a Small percentage of those which have actually taken place. Taken in bulk they do not represent More than the merest fraction of the land in the. Westill available for settlement. They do however indicate that the Ruff population is once More taking heart. A condition of affairs to Meh various factors have contributed arid which is As Welcome As it has. Been for several cars delayed. Number of sales have been during recent months by the Eric mortgage Corpora Tion several of them to United states Armera who have either already a or we arrive soon to take of Langham 3ask., has purchased i Possession of their Canadian farms now definitely broken from the once All too Preval yet completed. There is greater measure o con Farmers o than for practice of simply growing Grain tenement among the shout a. Proper system of crop to l Mennon and Vicinity and diversified production. Number of years and they Are not in introduction of some form of j anxious to sell. Good Grain prices Wisd farming which guaranteed the Winer at least part of his living exr see meant the turning of. The for a goodly number who pre followed the one crop system. There has been a decided improvement in interest payments on investments and Tho at of the Borrower towards his Ollit fes has undergone a decided Taase for the better. At one times Asia was More in evidence than "8 cared to admit but today in instances debts Are being without any pressure on the of Tho creditors. Furthermore is evidence that Farmers Are curtailing sex -3jea and economizing wherever a foreclosure and auction sales of no Means As frequent and have resulted in the paying off of much old debt. All land now for Sale has been bought and Young men starting themselves must with them Complete equip mint. Among these sales in the t of a Quarter Section at Lowe Ibarra to Sanford Peck of Atalissa Iowa. Or. Peck will not be Able to come until this fall but in the meantime a Mem Ber of the family is operating the farm. Two More Quarter sections in the same District have been sold to Clarence Lindle also of Atalissa la., and to George Klahn. Of Sunbury a. F. Fredericksop. Of Bennett la., has needs look elsewhere. There is a purchased a half Section farm at great Homestead movement on at Mennon among those who do not own land especially Young men who Are reaching their majority and Tho russian mennonites. About to teen families have left for Clarmount Berta to take up homesteads. Bank Loans arc considerably than at this Date last year. Another big Sale reported by the Huron and Erie mortgage Corpora Tion is that of the Greenway farm at Crystal City to Ebenezer Beavis. The Greenway farm was at one time the show farm of Manitoba and it is the intention of the new owner to re store it to its original state. The Canada permanent mortgage corporation reports substantial sales of farm lands in Many parts of the province during the Spring. Marked improvement in the demand for both improved and wild lands and feel confident that Normal prices will obtain before the end of the year. As a matter of fact the majority of sales which have taken place have Beekil at prices considered much below the actual value of the property. One of the encouraging feat to ves the present movement is in the majority of cases inquiry leads of actual purchases whereas in the previous years inquiries frequently developed into nothing More substantial. Gordon District sup Firin pendent of the land settlement Branch of the department of immigration and colonization consid ers that during the past two months there has been a distinct and encouraging tightening up of farm values. Past discouragement extend in Over three years was the of the severe depreciation in land values after Peak prices had been reached in 1920. Since then the bulk returns from Farris have been devoted to recouping the losses so sustained. The Purchase of a acre tract North of Vermil Ion by the. Scottish immigration Aid society and the Purchase of a fur ther tract of acres in blocks stretching from the Saskatchewan Border to Wab Amun on the West by another organization has done much to encourage the distinct upward trend of land values. Or. Gordon says Between october 1924, and the present time some 400 Farmers finally decided to move from the drouth stricken areas to the South to a District roughly within a radius of 100 mites of Edmonton where there were assured crop returns. These men while owners of Complete equipment were without Cash. In co operation with the provincial government authorities the land settlement Branch of the department of immigration and colonization made a Complete Survey of this District in order that every farm with habitable buildings and a minimum of 75 acres under cultivation which could be secured on a lease for one year on one third crop payment with the option of Pur Chase at the expiry of the year on the crop payment plan might be made available to these people no could not conceivably in any other manner re establish themselves on farms of their own. The result has been that. These men have All in Central and Northern Alberta. Today it is practically impossible to secure suit Able farms a this District on any such terms. Recently in this District there have developed at least two colonization enterprises on a Large scale the scottish immigrant Aid script v having purchased directly North of Vermilion a tract of 30.000 acres Anil plans Are under Way for the immediate colonization by Brit ish settlers of this area. Prominence has recently been Given in the newspapers to the. Pur Chase by another organization of a tract of extending from Tho. Saskatchewan Border on the East to Wab Amun on. The West and plans Are at present under Way with a. View to the colonization of this tract As Well. These two last mentioned factors possibly have had More bearing anything else on the upward trend of farm land prices in this District but while there is a distinct up Ward movement the prices do. Not appear to have approached the. Intrinsic Worth of the land where one and two years ago it was exceedingly difficult to imn buyers today the.
