The proposed subdivision is bounded by Lyndale drive on the West and South following the River by Birchdale on the East and by Highfield and Ashdale on the North. The development features curved lines rather than straight for the most part and does away with lanes altogether replacing them with service ways with separate walks for pedestrians. It is claimed for the new plan that it reduces the area taken up by streets and lanes from 40 per cent to 23 per cent. That would mean cutting Down the amount of paving if Only the streets were to be paved from Square Yards on the existing Grid plan to on the alternative design. Sewer and water would account for linear feet instead of on the Grid plan. The number of lots on the two subdivision plans Are the same 180, but because of the saving in Street space it would be possible to in crease the size of lots considerably. Instead of a Standard 50 by 120 feet they would be 70 by 100 to 110 Leet in about half the area and n the rest go by 120. Further there would be 6.5 acres instead of Only 2.9 available for a school site. The metropolitan plan designers suggest a combined school and Community Centre.
