ALL AT NO EXTRA CHARGE! 84 MONTHS * ON OUR MOST POPULAR MODELS FINANCING FOR UP TO: O ne of few Lake Manitoba cottage developments to escape flood damage in recent years, the new subdivision just a two- hour drive northwest of Winnipeg still has 17 prime lakefront properties up for sale as it enters its third phase. “ We’re talking off your deck, 15 or 20 feet and your toes are in the water,” said realtor Warren Neufeld of Royal LePage Portage Realty, the company exclusively marketing the Beckville Beach properties developed by Sheldon Froese and Bob Schinkel. Lakefront properties feature sand beaches, with a selection of both well- treed and more open lots. “ For the best selection, come up now,” Neufeld said. Royal LePage will be hosting an open house event at Beckville Beach on July 27 and 28. - “ Bring up the family for a hotdog/ drink and go for a swim” “ All the cabins will be open for viewing,” Neufeld said. “ We’ll be happy to take people on tours of the properties and the development.” The lakefront lots are all 200- feet deep and range in width from 75 to 82 feet and are priced from $ 34,900 to $ 49,000 – with some marked down for a limited time only. “ That’s about as inexpensive as it gets for a lakefront lot anywhere,” said Neufeld. Beckville Beach is located about 15 kilometres northeast of Amaranth, on the west shore of Lake Manitoba. “ It’s a great area for fishing, boating, biking, off- roading on ATVs – you name it,” Neufeld said. “ There’s lots to do.” Several lakefront lots with cottages are currently available. Two cottage styles are available as finished shells for immediate possession, including an A- frame with a mezzanine upper floor and a bungalow model. “ For $ 99,900, we have a finished 1,155 squarefoot shell that’s ready to go,” Neufeld said of the A- frame. “ In terms of affordability for families, this is about the best value there is.” The cottages are completely finished on the outside. On the inside, the cottages are all framed, but require interior finishing and electrical and plumbing work. Hydro and telephone service is available to each lot and wells can be drilled. Water may also be drawn from the lake. Septic tanks are necessary for lakefront lots, while non- lakefront properties qualify for septic fields, subject to provincial regulations. “ On the Spot” Financing, is available for the lots through the developers, and is offered at 10 per cent down and a five per cent i nterest rate. There are no buildingtime restrictions for the properties, Neufeld said. “ You can buy the lot and you can enjoy it with your R. V., camper or tent while you’re saving up to build or working on your cottage,” Neufeld said. Mobile homes, however, are not allowed on the lots. Neufeld said Royal LePage Portage Realty or the developers will happily connect buyers with area contractors who can get to work on cottage construction or finishing interiors. In addition to the lakefront lots, there are 30 serviced and readyto- go lakeview lots just across the road. Phase 3 of the project will see more lots created for sale just to the west of the lakeview lots. While many communities around Lake Manitoba have experienced extensive flooding over recent years, Beckville Beach did not, thanks to its natural elevation. “ It’s the only development area I know that has had no overland flooding over that period,” Neufeld said. “ The cottage- owners at Beckville Beach have had no issues. We came through it cleanly, so talk about a safe place to buy.” Portage la Prairie residents Joanne Sponarski- Mynott and her husband Marlo Mynott bought a lot at Beckville Beach in spring 2012 and are having a cottage built. “ We were extremely impressed with the Beckville Beach area especially after the 2011 flood,” said Sponarski- Mynott. “ We lost our cottage which was situated in another area on Lake Manitoba. When we started to look around to find another place to relocate on the lake, we were impressed by how little damage Beckville Beach had sustained due to its higher land elevation.” Lot size and value were also big features for the couple. “ We feel comfortable building at Beckville Beach since all the cottages and outbuildings on the lakefront properties must be new structures, which helps to protect our investment,” said Mynott. “ The developer and realtor have always been extremely professional and approachable.” The communities of Amaranth, Alonsa and Silver Ridge are near by, offering residents amenities including restaurants, grocery stores, convenience shops and gas stations. There are currently several year- round residents at Beckville Beach and the roads – Highway 50 and the local thoroughfares – are maintained and open all winter. Bluff Creek Nature Trails are nearby for great hiking, and Portia Marsh, a Ducks Unlimited interpretive centre featuring boardwalks, a lookout platform and a picnic area, is just a short drive away.
